Will the added units make the building call for fire escapes, and fire suppression equipment, or ADA upgrades, or an elevator, or upgrade the whole place to 2023 Electrical code or etc...Is there enough electrical amperage at the service entrance for the added units or will you need another drop or a transformer or something like that.Will construction noise drive other renters to not renew (???)

Is HVAC or building mechanicals an issue, have you encountered high rise residential issues, roof top ADA or similar? 

In some towns they change the code every year.I’ve found in my experience that even if something is zoned for the proposed project, the building code requirements can make it cost prohibitive: think sprinklers, ADA requirements etc.The one thing that would make it less cost prohibited if it was an extremely high demand, high barrier to entry, low supply market.I own property in Rochester NY and I considered adding an additional unit to a 4 family I own.

I am trying to figure out the best way to ad a 3rd party into the deal.The designer and I are planning on putting together something for our potential capital partner.  

Make sure that you follow the law and get certification from their medical provider, however if the animal is legitimately certified you cannot discriminate against the tenant even if you have a no pet policy, otherwise it would be a violation of ADA (Americans with Disabilities Act).

We are both ADA protected individuals and every landlord or property management company that tried these shenanigans with us, LOST.

And Findlay is the next town over from Ada where ONU is located.

Here are three things commercial agents need to do:1) Build a good Rolodex2) Learn the math3) Understand buildings and the features that are important to clients: electrical amperage and phases, ada compliance, connectivity, buildout options, parking, HVAC capacity and air exchange rates, fire suppression systems… 

Investors who want to learn a new business; who want to read and understand ADA law as it applies to innkeepers; who want think of new ways to attract guests, and enhance stays; who actively learn how to recognize and take precautious against high risk guests; and who learn how to do all this without refunding gusts left and right . . . those investors will always find opportunies.

I was sold a unit that ended up being ADA compliant and they did not disclose it when they sold it to me.
