The more technology is involved, the more problems you'll have with tenants that can't follow instructions or tech that fails.

We do not know where our passions lie at this time but am looking for ways to invest and love the idea of house flipping and STR, but honestly so open and excited to learn about it all. 

I wouldn’t want to lie and I have a feeling this could be illegal if wholesale their property without them knowing

Sounds like you haven't seen the turnover yet, but when  that happens, you will understand more.I'm not going to lie.

The only work involved is if the so-called realtor lied or posted the wrong info.

You can easily include a series of obscure clauses such as "eviction can occur due to...lack of character.....multiple complaints by neighbors....questionable sourcing of income....lying on an application..." list goes on and on.The key point is, put something vague into your leases, and use it.
