The icicle would have had to have been massive.My strong suspicion IS that it was crushed from a heavy person standing on it and as it is located directly below where their sattelite dish was installed......Why go through the stress of it....well her lawyer demanded twice the security deposit, so almost 3k PLUS attorneys fees.

I've seen tenants in other houses where 1 person buys the groceries for dinner for that night and takes the first shower, another person cooks it, 3rd person does dishes and gets the 2nd shower, 4th person does all the laundry, everyone else keeps the house clean.

If there's a great deal and all your capex stuff is older/end of life and you don't want to dish out the cash when they go, just get a home warranty so that company will cover those things.

It's usually while I'm washing the dishes, or cleaning up around the house after my kids are in bed.Although I've anlayzed, modeled, underwritten and participated in the purchases and sales of some very large deals and thousands of multifamily units, none of it's been with my own money on the line, and I'm yet to personally invest in the US RE market.

Now I’m working to simply claim the class onto my taxes, which was another LIE that the salesmen/women tell you about to sweeten the deal, and would you believe that something as simple as an EIN number, which the company refuses to give to me,  is the only thing holding me back from retrieving any of the almost $20,000 that I dished over to them.
