Location is key but if you cant afford the location, where else are you supposed to go?

Total gross rents are a bit over $16,000/mo with a little over half of that being net cash flow after ALL expenses (yes, I include capex, repairs, vacancy too).So I suppose the average per door is near $700 in monthly net cash flow.

I am suppose to get my monthly payment around the 13th of the month.

I would pay the Seller a set amount, maybe 1/2 what the existing renters are supposed to be paying. 

that one was supposed to be a BRRRR... but it didn't appraise, AND the rent wasn't going to cover the expenses. 

Chances are, they don't just move out when they are supposed to anyway, so you'd have to start the process.
