What are the best strategies to attract and retain student tenants?

I currently am in debt by almost $55k, almost $27k in student loan, $11k in credit card, and $18k in a trailer that I had to buy for an emergency (dad’s place he was renting caught fire).

I am a Brad Sumrok student, have been working with him since 2010.

I am 18 and going into my second year of college this fall and a full time student but my schedule is not too jammed with classes because I am part online.

I was ultimately swayed by people in my orbit to get an Executive MBA (no specializations, canned program), for the network and for the serendipitous possibilities that could come from my fellow students and the professors.

Decently in shape unit, rent rolls around $650- Cons: 1/1s usually attract student, singles or couples.

Looking mainly Class C or Class B properties - professional, students, small family renters target.

Not going to be a huge cash cow per bed, but with the amount of people moving here (looking for a quick cheap sublease till they find a place they really like), students, and temporary IT and medical workers I don't see myself having any problems filling the other two beds for at least $400/month.

I have good personal credit (~730-740), average-high personal debt (mortgage, student loans, vehicles,) and I am employed making $90k/year.

Meaning I was not a good candidate for his student profile.Here is my background info that I gave him.1) I have 2 homes, I live in one, cash flow on the other.2) I have little reserves, <10K but building up quickly.
