I have homes on their 3rd new carpet in 10 years - the carpet cleaner could not clean the stains - it's rediculous.

I use a 12 inch ruler in the photos next to damages such as carpet stains, repaired holes in doors if they are still visible, bent window blinds, discolored fireplace brick, etc. 

If there are significant stains or damage, we will charge the tenant.

Same thoughts here, there is rather large leak in the valley of the roof causing some significant water damage inside, and around a beautiful stained glass window.

After that, open every window, sand hardwoods if they aren't stained, seal everything with Kills, and you should be in pretty good shape.  

But then they said there were stain on the toilet and if I want to clean it up they'll give my deposit back full, otherwise they'll have to deduct some because they'll have to call "professional cleaner" and also, there is dust on the window.....

It was a strict no pet policy to start with (tired of flea infestations, and fighting pet smells/stains).

Stain on pool table felt, they let chairs blow off the dock, they lost a kayak because they didn't have it tied down.

I have water stains on the new newly painted bathroom ceiling and the paint on the newly painted living room ceiling (where the furnace was) is cracking.

It is the contrast between the bare wood and the dark stain that makes it noticeable.
