Orange County has an unemployment rate of 4-5%, high income wage earners, educated work force, broad based economy, universities, medical centers, amusement parks, event venues, major league sports, and miles and miles of beautiful, accessible beaches.

The best lesson from the entire process is that this is not a individual sport. 

None of those people want to move frequently, I think families tend to move more because they become pressed to as kids outgrow certain things in the area (school, sports, friends) or new kids are added to the mix. 

If for some reaso you don't want a picture online, maybe a picture of a local attraction, sport, etc.

Perhaps it's like buying a classic or older sports car.

I don't know why people think that REI can possibly be a hands off sport - you are buying freaking toilets and tenants using them - how hands off do you think it can possibly be...?  

Well you know how arson is just another sport in that city.. sure enough  one of his houses got torched it was vacant for 6 months insurance rejected his claim. he lost 60k right there.

But, like with sports.
