The land beneath my four plex will become quite valuable when it comes with tax free financing for higher density development.  

The seller will not allow lifting of the carpet.The home is showing some signs of foundation trouble, but without access to look beneath, how can an accurate assessment be made? 

The prior owner had completely undermined the house by digging out underneath the entire home - probably to gain access to shim up sagging floors and replace plumbing.

I think what gets me going with DHM  is just their model is one of being rewarded with loan failures and basically targeting new investors who will have a super hard time finding anything that meets their underwriting criteria.I mean its really simple logic 0n that front.. folks looking for 100% financing are one's with limited capital limited experience and they just are not going to find the smokin deals that DHM wants to fund.and frankly I can't blame DHM I would want best coverage possible because of the high risk borrower.. but to charge for failure I don't cotton to that I think its morally and ethically beneath a for real lender.

I do not own any properties yet but plan to dive in full force once I feel I have a solid education beneath me by means of books, forums, networking, and acquired knowledge from folks in the industry.

Your inspector can't help you out with that either because they don't pull back sidings or drywall to see what is going on beneath. 

The insulation beneath needs constant attention due to strat cats, dogs and rodents getting up under there.

TLDR: Company did shoddy work that is beneath my standards. 

I get the impression, most BPers would consider mowing a lawn beneath them.
