If it's been awhile there should be a mailing address in the property tax record online for the assessors office.The owners address is usually listed as mailing instead of the property one.If property is listed look for a corp name and look up your Secretary of State website.You should see a President or attorney representing the client.You can make contact with the attorney and they will know how to reach the owner.There are other ways as well but these usually work.

And to set up the bank account, he'd have to register the LLC with the Secretary of State in whatever state it was in.After all that, he still couldn't have a wholesale deal in place at closing (even to just sell the LLC) without violating the affidavit he'd have to sign stating he didn't know of any agreements relating to the property that haven't been disclosed to the lender.Sorry, this just doesn't work (legally)...

You can make it as simple or as involved as you think necessary, but I lean toward a more involved wordy contract...the hold harmless and indemnification agreement alone is a page, sometimes more.Things to cover;You'll need to assign the company name with the Secretary of State where your company is registered.
