You should apply ANY payments, FIRST to fees & invoices, then to RENTS.This will payoff fees +- invoices and leave rents partially or totally unpaid.Now send 3-day pay or quit for unpaid rents.Attach a reconciliation report of the fees+invoices, payment recieved, allocation to fees+invoices, partial payment of rents.This a common accounting practice :grin:

by the numbers:1. send mail2. send all calls to vm/or answer live3. continue with marketing/lead generation tasks4. send more mail5. study your seller script and be ready.6. track your numbers, mail pcs sent, calls recieved, appointments set, offers made, purchases.7. since you are new i would try to see all the properties you can handle. and talk to as many sellers as you can8. make offers, no matter what make an offer9. collect the return mail pcs and skip trace them10 any leads that decline to offer add them to a drip campaign, (well mr. seller, im glad you called, "when you decide to sell, i will buy your house" id like to follow up every few weeks. is that ok?
