Talk to the zoning commission, unless their was a change in zoning laws and you are grandfathered in their should not be any reason that you can't rebuild.

We completed the renovation and rebuild with all permits.

So I am slowly trying to fight this uphill battle of growing this company and also slowly rebuilding my personal credit.

@Meryl C to get an idea how important not doing a complete demo can be we had a friend who had a lakefront house, they would not approve a plan to rebuild. 

Maybe further down the line to be able to do a flip would be great.The home I own was flipped and gutted to the studs so I was able to see the entire rebuild.

Like in this case where the lot is undeveloped and you will need utility taps, vs. a tear down and rebuild.

I am looking to possibly rebuild the second home on the lot but don't want that to impede my non-conforming use of the property. 

Roof pitch 12/12-New shingles and edge metal $9k (plus replacing plywood where needed)-exterior painting $6k (definitely will be replacing some cedar boards here, but not clear on how many, maybe 10-15) -rebuild four stair walk up on porch $1.5k-carpet tear out and LVT (4.5mm clic, 12mil wear layer) throughout $15k-replace 40ft of cedar fence $5kLet’s assume that there are few to no surprises and the work quoted is the only work necessary.Let me know if I’m missing any info that would help.

Also your insurance might be a little low but depends on what would take to rebuild.
