Being able to hold a flip that won’t sell for your desired price is a huge asset as you can let your money sit there but generate income as well (while market rebounds).If gaining capital is your goal (and you aren’t relying on the income) continue to roll ALL flip profits into more flips.

Over the last few years, we did see a slight drop in rental rates as a result of some very large apartments being built but the number of multifamily build permits is down in '18 and '19 so I expect the rate to rebound.
