So as  things stand, renting is a pure speculation play. 

I am now married and i quit drinking but it is still a great life.As far as credit goes, I checked it and I am at a 826 so doing good there.I had a higher than normal cc bill this month.

This product is no income no doc and underwritten purely on the rent schedule of the property .

But, many got greedy, lazy, and expecting it to stand in perpetuity where one could throw up a city MLS map on the wall and randomly throw dart's after drink 7 and just buy those, and make $.

The issue is that there are pockets of restrictions all around Lake Hamilton so it would pay to have a local agent right away who is familiar with the STR market around there.Hot Springs National Park has around 2m visitors a year so that will be a big draw.Crime is on the higher side vs other areas of the country, but that is pure statistics.

We will be coming to town again for my son's DCI marching competition in August I believe, maybe we can grab a drink downtown and do a Bigger Pockets meetup.

I'm interested in starting with land flipping but I feel like I'm drinking from a fire hydrant with the amount of information available.
