If you’re on sewer then ignore this)4) clear and marketable title (I bought it with title insurance so no worries there)5) stating who the closing attorney will be (not a problem as I selected them anyway)6) confirmation of water hook up availability and cost (again, should probably have been accomplished in his due diligence, but I’ve already done so and I’m not concerned)There’s an example of what someone just requested from me.

@Jason Gines  right, since the lease specifically said ACH he should have brought it up at that point if it was a problem. As

I have a the same problem a couple lives in one of my rentals, rent is due in the 1st and $50 late fee after 7 days, they pay religiously with late fees.

That to me is a 15 minute job, but more concerning is if it really solved your problem as the fan was on low speed and I imagine was working, so will they have to move the fan back to low speed during the winter months.
