As you can see, just setting up an LLC and pretending that's enough and keeping the mortgage in your personal name and not hiring a separate manager for the LLC and basically just operating like it's individually owned with the mask of an LLC on a quit claim deed, it does absolutely no good.

For at least the next year, vacancy isn't going to be an issue (and if you're factoring in tenant turnover costs assuming they bail, their security deposit is 2-months worth of rent, or $2,200, so if they broke their lease and lost their deposit, that would inherently be a significant boost to my cash flow - this property has a track-record of taking about 1-week to fill when vacant, and I've familiarized myself with all of the current landlord's marketing methods and materials to keep it that way - but for the sake of this, we're going to pretend they stay).

I called and told him I'm paying him for licensed skilled workers but I'm not seeing any of that.. he couldn't argue with that he just got upset and pretended he did not know they were unlicensed (even though he told me before they have been working for him for years and he crew also confirmed that).

It will be very educational.I have over half my money invested in the stock market, but markets go up and they go down, pretending there is a magic formula to rich's via active trading that the average Joe can easily accomplish with a minor amount of education and work  is both risible and ill-advised.
