The LLC (being taxed as a partnership), will report the property's gain on its LLC tax return and will issue Schedule K-1's to each partner/member reflecting each partner/member's allocable share of the property's gain.The LLC (again taxed as a partnership), will not actually pay any tax, the LLC partners/members will actually pay the tax on the property gain at their reporting level based upon what was reported to them on their respective K-1's.

However appreciation (rent and property) hopefully will make this a better investment than reflected by the day 1 cash flow.  

I will warn you, (our target houses are under $20K), those houses come with surprises, it's not cheap because it's a wonderful deal, it's cheap because it NEEDS A TON of work, and they know the price has to reflect the amount of work needed.  

If so then its definitely not worth scimping on these items.I give them more than they expect and my reviews reflect this.

Your K-1 reflects your membership interest in the SPE and has nothing to do with "his" existing LLC. 

Their data may be accurate, but their dataset is incomplete and for most areas will not accurately reflect the market. 

In my opinion, they are more reflective of a southern Cook County 'municipality' than a western one, and suffer the same bloated and useless governments as those in the south.
