I purchased this before deciding to get in to real estate.I am trying to decide if I should rent the property out or sale it to buy something with long term investment in mind.

Open to either somewhat of a fixer upper or turn-key properties.

My most aggressively priced lender also does not mind  :)

Keep in mind that they can increase that period if they get complains from the community, so make sure you're in good relationship with your neighbors.

And if it's marketed to the open market someone with a LTR will find those furnishings useless so mark it to 0.$260/sq ft vs $296 is a gap, question is how much liquidity is in that market and is it momentum driven? 

This was my first deal, and house hacking made the most sense because it lowered the threshold for risk in my mind.
