I am also looking for ocean front/view only to help keep the place rented out.

The next thing you need to do is get blue prints made to what you want to do, get estimates. 

I can Google reviews until blue in the face, but a real referral from a fellow investor would be great.

Of course, property values dropped in 2008 like they never did before so there are always exceptions.If you talk to the investors with decades of experience, they'll tell you that the blue-collar rentals are usually safe.

And (my own bias showing perhaps) I think thats far more likely to happen in blue states.

It's in an older blue-collar area of my hometown with little to no crime.
