From a fire at a nearby property and resulting damaage to The Shelby", to delays in fire damage repairs due to Covid 19 restrictions, to renters not paying rent due to Covid 19, to an approx. 20% vacancy rate, to insufficient reserve funds, to an obvious lack business loss insurance -   Passco continues to underperformance on every statement they made at their seminar - from the safety of the investment based on their previous track record, to the expected annual distrubution amounts paid out.

In some cases, if the job was performed in sufficiently, it may be necessary to rip down and start over in extreme cases.As to the permitted storage attached to the unattached garage, you can easily convert that entire garage and storage to an ADU and whoever quoted you $70k just for the permits is either on crack or trying to rip you off.

I know that can be common here in NYC but in other parts of the country, it’s usually an easier process...I typically look for 2 months of the most recent pay stubs in addition to the photo ID from the majority of applicants, only in cases where pay stubs are insufficient to verify the reported income (self employment, variable income (tips or overtime for example) do I go down the path of looking at the recent taxes/bank statements.

The HUD changes were specifically meant (check their wording) to address the flagrant fraud involved in the whole ESA scam, and to make the requirements harsher, in fact stating that an online letter, by itself, is not adequate to establish the right for an ESA.Reasons a Landlord can deny an ESA:1) It causes a financial burden2) It causes a potentially dangerous situation3) It causes a hardship to neighbors4) The building is 4 units or less and the landlord lives there5) The property is a SFH rented without the use of an agent6) The ESA has caused significant property damage in the past7) Insufficient or fraudulent documentation is provided8) Illegal breedsHere is a good, fair site for info devoted to landlords: https://landlordgurus.com/emot...
