Searching and examining title is as much an art as a science and should only be done by those experienced in it and willing and able to absorb the loss if a mistake is made.

I start with examining the “vesting” of title (this is the legal way to refer to how title is held).

It’s always nerve racking on the first one but it’s hard to not do well on an owner occupied house hack multi family

The nerves tend to go away once your in the conversation for a few minutes and treat the person as someone you want to get to know.

First you are going to examine what path you want which you dont seem to have nailed down.

I think I’m partially getting cold feet/the typical first-time buyers nerves but I want to make sure we’re not missing anything.

It’s a little nerve racking going the commercial route...means true business level now.
