Landlords that use the excuse that turn overs are too expensive usually are either paralysed with the fear of managing, very common of new landlords, or in the case of experienced landlords just too lazy to bother managing their tenants.

My fear is that the other means to enter the property may damage the property. 

When you see an opportunity, and fear begins to creep into your thoughts, tell yourself that you don't have the property now so if they do the worst thing they can do and throw you out, you've lost nothing but an opportunity to possibly help someone else in need of your assistance.

Keep your properties JUST under market (unless you want to get rid of the person in which case go to market and push the limit)...you want them to get a DECENT deal, but do NOT run your business on fear. 

My biggest fear was the trashing of the property so I’m going to make sure i have a few implementations in place to make sure the property is being kept up to par.
