My thing is, if you need a loan for 205K and the property your buying is valued already at 185K as is but will have an ARV of 380K why not fund the project?

I've heard so much about BRRR at Biggerpockets that I took the step of faith although to be totally honest, living in a house while it's been fixed is not exactly my thing! 

Now I am not saying that EDDM, Cold Calling, or other methods aren't useful but there are ways to enhance those methods, reduce waste, and improve your ROI.
