So in thinking of the best ways to monetize it I have mostly landed on trying to rent it out as an event rental space.Why event space?

A piece of this earth and the structure upon it, the use it provides, food, water, shelter, these fundamentals of life are of factual value, only the monetization action changes.

If they say no thanks, get a PM that charges 8-10% and charges average rent ($2,000/mo) and you’ll have at least $1800/mo net with zero work.

If you know you will have to go solar eventually, why wait till you have to rather than see how you can monetize it today? 

Someone else mentioned Monetized Installment Sale, which sounds like a similar process. 

If you are going to generate all of these leads, you need to properly monetize all of them, meaning that you make sure that you are making as much money on all of them that you can so that you are getting back all of the dollars you are spending and then some.  

However, in most places, short-term rents are so much higher than long-term rents that you'll almost always make more Monet if you choose the right property in the right place and execute the right marketing strategy.For example, in Uruguay, there is an area where you can make a double-digit rental return by renting your beach house during only two months of the year (in high season obviously).
