My five year goal is to get into small to medium multi-family and mixed commercial so I really appreciate your input.

The municipal code, fire marshall also may have a say in it but 60-70 feet should be more than ample.How'd you come up with that width? 

We are looking to put 25% down (or 30% if required), which would be funded equally by the both of us with a medium term holding period (roughly 5 years).

Don't think I'm up for it this year, but can see how JVs would get the team into medium-sized multifams - say 50-100 units- with the built-in management, economies of scale etc. that we're looking for.I can't speak to how easy or hard people say it is to find JV partners; I'm not in that sphere at the moment.
