Secondly, if rent is substantially above market it raises a red flag to me as to the quality and longevity of the tenant(s) in place.

They know how we treat people, our success rate, our longevity, our reputation for outstanding customer care etc....

I can't speak to the validity or longevity of each method.  

With current rents I do not believe this will cash flow much at all unless I could find a 30 year term loan, these do not appear to be in existence.In terms of maintenance and longevity it obviously appears the block is better than a steel / aluminum building.
