Hi Ben,A brewery huh...You probably have something else in mind. but when you say Fort Collins BreweryI envision a Brewery/public bar with the bar having 12 foot high ceiling to floor windows on one side (on the side of a mountain) with a long expansive unobstructed view of the lower lands below.With a 40 foot deep deck on piles with chairs and tables outside in front of the large windows.And inside chairs and tables plus 6 premium raised up horseshoe booths that go for $20 extra just to sit there and enjoy the view--and buy alcohol and food.The bar serves high quality skin on hot dogs, fries cooked in beef tallow, pizza with ton of cheese on it, high quality fried cheese sticks, and hot wings.The interior color scheme is dark brown wood and burgundy Naugahyde with nail trim.With some salt blocks put out to attract Elk to the area.There is a large steel building on the property with it's own parking lot for rental for wedding receptions, which includes a bar (due to the liquor licence)It also has a nice view and flowery repose area for wedding pics with the beautiful view as a background.Customer base not aimed at the College level (animal House crowd), but a nice place, a destination, that if someone is going to visit Ft.Collins--this is "THE" place to visit (and spend money at).But with Covid...public gathering places...hmmmm .... hmmmmm(???)

Pushed out (maybe) 7 years.You will need to know how the Belize Tax laws affect your potential investors.You will need to know who can and who cannot invest in Belize.You will need to know if you are parallel with Belize securities laws (if there are any).You will need to know who you will need to payoff to make this happen (if they operate that way down there) (Oh señor the bulldozer permit, she takes 14 years to process--but if you talk to señor X you can have it today, just give him $Y).You will need to understand your investment shell (whatever they use there, (Inc, LP, partners, IBC, etc...) and understand how ownership percentages work, as you add investors (how much % to give away for what, and etc...).Will there be ongoing 3rd world payoffs required to operate (for Police protection, licence renewals, bad guy shakedowns, etc), and etc etc etc...Good Luck!

They're not hiding, but be VERY careful, there are plenty of scammers, too.When you do find a HML prepared to lend in your market...Check if they need a licence in that state.

In my [opinion] if you want 1st class quality workmanship you are more likely to get it with a licenced contractor.Not everything requires this level of skill though.And you have to wonder why Bob Hammerswinger of Craigs list is not Bob's Framing LLC Licensed and Bonded....with a current licence and bond as required by law.

If it were mine I'd have a licenced electrician come out and inspect the work, and bill the resident for the cost of the inspection and any needed modifications to bring it up to code.Same with the plumbing--licenced plumber inspection and if needed bring it up to code--or if you want--remove it.Right off the bat he does this--on his own, this resident might do a lot more of these (just do it) modifications to YOUR Asset.I've seen where a renter added an entire covered porch to a house..un-permitted...design quality (drunken home made) construction quality (drunken child's fort).
