Probate would have to be opened for anyone to inherit/receive any interest in the property.

Eventually this property will be transferred to my wife (through inheritance or irrevocable trust).

Welcome to BP and its everywhere but the most places would be at the court house for evictions and inheritance properties.

I've also developed a list for spouses and/or inheriting parties of a homeowner who recently passed.I'm currently building a process of partnering with assisted living communities and nursing homes to join on their marketing campaign.  

Inherited tenants tend to not be thrilled with having a new landlord, and if your overall goal is to keep the tenant, I would give them at least a 60-day notice of the increase.

They do not have retirement benefits other than SS and Medicare and the way it stands right now, we will inherit debt in a house that needs a complete rehab. 

The inherited tenants - with the farm of cats and dogs - I mentioned earlier, the renovation following their departure was pushing $25,000 .... yes, we changed the layout and upgraded the kitchen and bathroom ... but only because we had to rip-up the subfloor (and the interior partition walls which sat upon it).  

We are moving forward and closing escrow this week and inheriting the tenants.
