Assuming you don't have a PMC, you should go to the eviction court and pull up the current cases, to see which attorneys are handling the most.Then interview 3 to hire one.

When interviewing Architects, ask them if they have experience with the Planning Board of that town or have been through the Special Permit/Variance process that town has.

If I was making the decision as an OOS investor, my criteria would be the city that had the PM that seemed better after my interview process.

Always interview with good agents .. they will accommodate your showing requests etc and you will make the most money being on the MLS and will have an advocate for you .. right now you dont have that you have a wholesaler who undoubtedly does this to all his potential sellers.. deals done this way are a stain on the industry and why states are moving to rein this all in.

In my case, I am a w2 employee and I chose to not take Reps because I could not honestly choose say that I or my wife met the hour requirements.Seems like BP is revamping their Tax Pro finder otherwise I would suggest going through that list and interviewing a professional and asking these question.
