Greg I don't know what the point of you telling people they are amateur is, it seems unnecessarily provocative and insulting. 

An investor who spent their entire time on BP and podcasts ingesting thousands of hours of CASH FLOW advertising, their property (midwest home worth $75K now that was worth $50K in 1988), inflation adjusted is worth the same.Appreciation and rent growth is the key.

This will allow you to market the property without having to bring strangers into the tenants home unnecessarily and help to accommodate her requests. 

Their word is worth zero so if someone does not appreciate the value of having a good credit score, like yourself, you are unnecessarily making your life difficult.

I wouldn't replace parts unnecessarily.  

Plus HomeUnion charges fees unnecessarily to work with them (plenty of companies out there do the same thing, and arguably better, and don't charge anything for it).

If this isn't the case, this arrangement is unnecessarily complex as the LLC you deeded the property to could just do the management functions unless there is something quirky about LLCs in your state that make this arrangement necessary.
