(New or old damage and current infestation will be confirmed by pest inspection Monday) I had inspection, and a fire marshal inspection and there are a list of additional things that need to be done: Porch railings on every floor are under code height (need rebuilding), Railing in stairwells, paneling in front stairwell removed, Second floor heating system, Asbestos piping in basement covered, entire house needs a gutter system, roof has possible 3 layers ( 12 years old per disclosure, however no permit showing up online for when this was even done, will call city hall to confirm this week), fire doors, CO detectors, lack of proper amount of smoke detectors, sprinkler over dryer in basement, possible active fuse box on 3rd floor, the floor joists that were 'fixed' from termite damage are not sistered properly.

They will need to be pushed to force them to take responsibility.My guess is that one of the units around you is a rental owned by a irresponsible slum lord that is not taking care of or inspecting his property.You should also spread the word, post notices, around the building that there is a roach infestation the HOA is refusing to address and generate pressure at the board meetings.

But some of the issues are foundation caving in, one of the main support beams is rotted away and no longer attached or supported by the sill, rotting sill in basement and on some windows, the drain line is heavily corroded and has large holes allowing water/waste to spill into cellar which has caused soil erosion and sink holes collapsing the basement floor above the pipe, both sets of stairs down to basement need to be replaced, Back deck and stairs has to be removed and replaced due to rot, rodent infestation causing chewed wires in both attics, multiple fire doors needed which inspector said they can run about $2500 each ect.

We haven't spoken to the tenants to see if they are concerned about the infestation or not, but I don't want it to be one of those escalating problems.Is there a way to get around this or use this as leverage for lower price or should we just skip it?
