Unemployed illegal immigrants cannot get a mortgage.Gainfully employed very recent lawful immigrants often have a very hard time getting a mortgage. 80% of loan originators wouldn't even know where to start, so if they just walked into BofA and were told "no" by whoever wasn't busy (IE, the crappiest guy in the branch... there's a reason he wasn't busy), they might have given up on ownership.Unemployed recent lawful immigrants cannot get a mortgage.I wouldn't assume that the recent immigrant was a dead-beat.

The good news was, they do give mortgage loans to legal immigrants without any credit history but at a higher rate and shorter term.

I called some local property management and they said that area was a C/D area. apparently it used to be known heavily for drug use but now it seems to be mostly immigrant farm workers.

In the El Paso area are population is increasing however it is due to births and immigration, migration out of the city is very high for high wage jobs.I am considering investing in this area beyond my primary home and these graphs are alarming, on one hand it spells opportunity for a lower price but other hand not much opportunity for investing if this continues.How should I view this situation?

Outside of that, still trying to work out long term effects.I could potentially wait longer to see if the currency rebounds but opinion seems to be that with less immigration, along with changes so landlords can no longer write off mortgage interest, prices will drop.There's been some Vancouver BP meets, organized by @Matthew Jarvis so try and get yourself along if you can!

If you're really having problems finding a lender that knows this, it may simply be because Georgia doesn't have a particularly large immigrant population (I'm in CA, so this is normal for us - everything from Italians to Koreans to Mexicans).If you are in the country unlawfully but have an ITIN, you will need to search far and wide for an "ITIN Mortgage Lender."
