I am really interested in transactions that occur during the short sale and foreclosure process, so I think making multiple offers and immersing myself around people with knowledge of the process will pay big dividends.Also, I want to give Brian big time props for sharing his wealth of knowledge with the BP community and Real Estate world through his Letters to Jim book he is working on.

If on the other hand your immersion into the hippy life style involves a simpler way of life then you could obviously get by on less but you need to concentrate on purchasing at a much faster rate.

@Alfredo O. you need to find a way to produce good comps ... either by immersing yourself in enough data to know your self ... or by seeking the advise of a real estate salesperson or someone else who does.If you just price your flips willy-nilly, you'll either not make as much money as you should (bad, but not awful) or you're property won't sell, and you'll be stuck with holding costs (worse case scenario for a flipper).
