After kicking out the bad tenants (one of whom was running a hair salon out of the apartment) I was able to do some minor cosmetic upgrade myself and increased all the rents 50%.

I used the Killz High Build for priming over some hair line cracks in the drywall where the tape was it did s good job of filling in these and only one has reappeared about 6 months later.
