I would not presume to advise you on what you should do, but if it were me, I would address the source of moisture, remove all affected soft surfaces and treat all other areas with a 50/50 bleach/water, let dry and apply at least one more time.

many bare lots that make it to tax sale have hair on them.. as stated above.. easement from neighbors. some will say you cant landlock but that is not true its only true in certain circumstances.. you can defiantly land lock a parcel.

There's a reason wholesalers get a bad reputation - and it's not because they are making a profit without having skin in the game or don't have a license - it's usually because they move crappy deals, or they hang their clients out to dry when the deal goes bad, or they sell to people who really shouldn't be getting involved in the deal because they are not capable of handling the deal.Also - there's not one single definition of what "wholesaling" is.

But after seeing nothing but a hand drawn sketch and some questioning of the "builder" it was clear he would be in way over his head.Building is never a cut and dried thing, so trying to get reimbursed for your extra expenses is unlikely.
