I don’t know if it would work for you for a duplex or if they only do larger projects but I believe it also tracks usage levels so if all of a sudden you see like 150 gallons on you phone tracking it you know you’ve got a runny toilet.

My guess is most make a great profit off of rentals from 1969 that have single pane windows, 2" of insulation full of formaldehyde and rat droppings, leaky water fixtures with 10 gallons per flush, asbestos, radon, 80% furnaces and water heaters and windows with lead paint on them... oh but I gave the tenant the brochure so they're good... plus I put in an ikea kitchen in the unit so it looks cool.

Anchorage Sewer and Wastewater offers flat rates on 1, 2 and 3 unit buildings ($186/mo for duplex and $280ish for a triplex) but on the 4 plex and up it's a metered water supply that gets billed on a per gallon basis.

For composting, my wife and I use Waste Not and they offer a service for $4/week to pick up a 5 gallon bucket and have found it to be a great value.Regarding property management, I would prefer to be more passive in the long run but in the short run I am comfortable with taking on the bulk of it.

Yesterday I found in the garage a 5 gallons bucket with about 1/3 left over paint (from Sherwin Williams) and the sticker on the lid said 07/14/2020 so I think this must be the paint they used to paint some rooms before they listed the house.

After cutting out the rotten subfloor, pulling up the carpets, 5 gallons of vinegar through a pesticide sprayer, 1 gallon industrial cleaner, and an ozone generator for the night --> Smell gone!!

I framed in an additional shower, replaced 4000 square feet of flooring with LVP to hold up to rigors of STR, removed 50 gallon electric water heater and replaced with a 75 gallon LP unit, completely renovated both sets of stairs, added additional railings to bring up to code, new trim throughout the house, added automation with thermostats and locks, and also furnished it via secondhand stores with some new items.
