I try and look for property's with the same characteristics as my subject home by trying to look for property's with the same bedroom and bathroom count but I feel like it's hard to find good comps or enough comps to actually get a good evaluation If anyone does anything different I would love to hear your feed back. 

How frequently will the tenants turnover, and how difficult will it be to find new tenants after each turnover?

ADUs can change the characteristics of a neighborhood, and to what extent is TBD.

It's not always an easy scenario, but we run into it frequently. 

@Courtney Olson - you listed a lot of different areas of North Alabama that all have different characteristics, so I'll throw in my two cents here on them.Huntsville - it is tough to find deals right now that work.

If you live in an area with hard water it will ruin the door if not cleaned frequently.

Hi All, This post helped me gain the courage to take the leap I am now happy I did, so I thought I would share the beginning part of my journey....I heard about Fund & Grow on a real estate investing podcast that I frequent and it sounded too good to be true.

This is still a very tricky area for lenders as there are not many "industry-standard" tried and true rules - many DSCR Lenders and buyers of these loans are still wary of the SRO model - that being said, it is a lot easier and more flexible to underwrite on an acquisition if you are buying and the property could be utilized as a LTR / MTR or STR as that allows for a more tailored projection (as long as the property doesn't have unique or altered characteristics that would require it to be a SRO / MTR)

I am in CLT but work in the TN market frequently.
