Maybe 2 or 3 quarter point drops, unless unemployment rates shoot up over 5% then we could see a 10%  or more drop in housing prices.

Once they get commish  no tax's taken out and they have a hard time paying quarterly estimates and come april 15th they have income tax shock LOL  My agents would start to hit me up for loans about April 1.. and this is what spawned the advance commish industry..

For example, if you want that nest egg of a retirement account to grow quite a bit, but don't necessarily need cashflow monthly or even quarterly from it, maybe investing in a syndication where you are invested with other people in a larger commercial property makes sense.

With a non-refundable fee, tenants are not incentivized to keep the property in good shape.With quarterly property walk-throughs, you should be able to identify any damage before it gets worse.

Especially when the property is remote from the owner, I think a quarterly report of rents and expense details should be required.
