I recommend that they setup an LLC and when they expect their net earnings to exceed what a reasonable salary is for agents in their region, then I recommend electing to be taxed as an S-Corp, so that they can set their salary to the reasonable amount and fix their SE tax at that level.

what @Tchaka Owen said 100%. do your research and find a good agent. if you have never listed a fsbo before, i would go ahead and try it, maybe you will do perfectly fine with it but theres a reason why some of the best business for agents is to convert fsbos to listings. if you dont care about marketing time, you can always list with an agent later on.

I mean how many agents are going to be on your dream team when your capacity is to buy one 70k house in the mid west and hope to rehab it.. and want them to do all your ground work.. time suck for agent.. that's for sure.
