You can get to 9k with a fireplace and a property on sewer instead of a septic system for example and if that was the case I'd use the comp.With a 200k home, you'd be talking 30k, that's getting over the cost of most amenities or any one line adjustment in a home in that price range.

Putting room transitions aside and the fact that house has 1990s metal six panel doors that would have to be replaced, there's a fireplace and hearth and a few other places where I can't see it working easily.

The bldg is 12 unit, all 2bd/1ba, constructed in 1985, wood frame, vinyl sides, laundry in unit, parking lot, outdoor decks and top floors have fireplaces.

Here is the ad:2 + 1 1/2 nice condo 999 square feet, 1 year old carpet and tile, double pane windows, fireplace, grassy areas outside, not close to a bunch of others ....this complex only has 5 condos in it and the owners are the association.
