I get it, the forum is here for the discussion but I want to encourage you to make every effort possible to find the answers on your own, exhaust all efforts to get the information you are looking for before asking people to answer the question for you, more often than not you will find the information on your own or you will refine your question to the point that it becomes interesting enough for people of solid intellect to respond to.

Hello, Recently, there was water dripping through my ceiling and we thought it was a broker pipe.

Vandals have gone in and stripped the pipes, wires, and doors. 

One time the pipes froze and burst and I had to get up there to deal with all that crap.

If you want to befriend them you have to become one of them. drink red bulls, rent a big screen from Arron's, buy a new glass pipe from the corner store and suck hard. 

Our first month as new landlords we had an AC blowing hot air and a broken pipe in the backyard.

It was her fault (although accidental) & it needed immediate repair to prevent further damage from occurring (ie, pipe broken by shoving a metal storage rack into the sink cabinet). 

Lead paint and lead pipes are going to be probably your biggest worry.
