A investment property policy will have a loss of rent endorsement, for example, if you get $1,000 month rent and their is a fire that makes the property unInhabitable for two months the policy would pay out that $1,000 a month while the damage is repaired.

You need to endorse the sale contract over to the end buyer, this is a one sentence assignment and signature, setting over your rights in the contract to another party, you don't really need mush of the guru stuff sold, just assign the contract.
