I've seen homes that are rented and poorly run go downhill so bad that they have to sell to another investor at very discounted price. 

Imagine being downhill from a nasty oil spill.

I know builders in the Portland market this has happened to as well.. they can't get title insurance too many claims and no one will touch them and then it falls down hill to the poor buyers.. what a mess..

@Andrew Moore it’s a standard VA loan, which actually happened to go down hill fast.

This will weed out crummy tenants and also give you more security if things go down hill.(5) perform regular walk throughs!

If you let him get his way once its gonna go down hill very quick.
