You may not simply evict.The national note buyer referenced in the OP doesn't seem to have a clue what they are talking about and I would disregard about everything he/she/it has said.  

@Elizabeth Schellhammer as stated above if it is not brought up then disregard it.

So in the above example, you can look at the townhouse next door and disregard the apartments.

@Jeff Morelock  as a fairly active buyer of these types of assets in 12 states I see wholesale fee's on my huds quite commonly.I think your points about people getting into wholesaling in areas its legal ( many states its not but people disregard the laws) any way for anyone getting into this industry which is usually dealing with substantial investments.. then post something like Help what do I do now.. those people are the one's that need to get educated FIRST before they just try to wing it..

The bank that holds my loan says they believe BOA's title company is 'stupidly' looking up my name rather than using my social security number, otherwise this would not be showing up, or even if it does show up on the title, would easilly be disregarded and CLEARED.

If this is what you really want to do, then take the time to gain knowledge-as you mentioned you were doing, and  just disregard all inputs that don't contribute towards making you better or supporting whatever it is you may want to do.

The whole purpose of a LLC is to limit your liability, as it is disregarded for tax purposes.
