So back to being a real estate investor: the only way to be one is to buy a property and create value out of it, whether through finding a below market value house and selling for a profit, or renting and creating cash flow.  

What currently happens in my NW Austin neighborhood is older owners tend to sell their homes as is, often in need of serious remodeling. 

Could the prices be lower than the MLS?

- The property is probably NOT as profitable as you think it is.More reality for you - how are you going to cashflow enough from leveraged rentals to replace your current income?

My bank directly takes Zelle, so its convenient for my tenant and I to do it that way, plus my bank would get it directly leaving a nice paper trail.

You mentioned you are struggling financially - answer a few questions for yourself- How long can you reasonably afford the property given the current tenancy issues?
