I am looking to sell it around $73k in order to deploy the equity in the property into some new development in Mississippi.

Due to a relatively high cost of entry and cyclical instabilities many savvy investors look for linear or hybrid markets across the country to deploy their money in, thereby creating a sort of Arbitrage . . . you live in a high-income part of the country and deploy profits from income into real assets in markets that cashflow well in different areas. 

As long as the rate makes sense and there's no restrictions on the use of those funds I would go ahead and deploy that money into the Airbnb. 

Most former active duty I know who invested either bought a house after a crash and had other active duty officers as roommates (and one also took care of deployed officers' dogs for extra cash!)

Factors to consider: military clauses for renters (they can get out of leases for a deployment or moving duty locations), demand for housing near bases is always there, steady paycheck, responsible and accountable for paying and upkeep of the property (you can contact their chain of command if they don't hold up their end of the bargain).
