If they are willing to pay a deposit a year in advance, you are not charging enough.Where my daughter goes to school it is quite common to sign leases over 1 year in advance.

Before you buy, make sure to get the latest rent roll (a breakdown of what tenants are actually paying in rent), the tenant ledger (which shows their payment history—whether they’re paying on time or carrying a balance), and of course, a copy of each lease agreement.Too many investors rely on what the seller says, which often doesn’t match up with what the tenants are doing.

Tenant advocates say it is due to greedy landlords without a basic theory of economics that increased risk requires increased return and that these rules lead to higher rent increases (good tenants penalized for bad tenants).As history has shown, the LL normally benefits from increased appreciation and rent growth but that is besides the point.

Very poor credit.Truth is many gurus will say its easy to get HML, but if you have poor credit and a history of not being able to pay bills, why would a lender give someone money who already cannot pay bills and has zero real estate experience and zero money funds to do something they never did before and expect it to be successful?
