Once you set up the business with some kind of affiliate links/coupons/however...then it is a system that you can set and forget, right?

I use both my Lowes 10 percent off coupons (purchased through ebay)  on both places and gift cards I purchase through Cardpool or Raise for 9 to 10 percent off their face value to pay for these.I purchase my rental homes with cash and I don't have mortgages with them so I'm at the point where I sometimes have to look for tax deductions like these appliances.Gail

They aren't like a 40 unit apartment complex, but NNN deals aren't quite the coupon clippers some make them out to be.    

You do need to plan ahead as the delivery times tend to be 10-14 daysAdditionally,  Lowes 10% off coupons will work at Lowes and Home Depot

There should be a spot for it on the mortgage payment coupon along with a spot for escrow.  

REITs require a holding period of 3+ years and actually reduce the per share price over time as they take out fees....In addition to our deferred structure, we also offer standard monthly payment loans if you prefer to receive a monthly coupon.

Awhile back I printed up some rent coupons that I would give to residents from time to time for holidays or at resigning a lease or as a token if something bad happened or they helped me out with something.

We could also give our tenants each one or two invite a friend coupons so their friends (who are not our tenants) would get a slightly smaller discount on a storage unit.Naturally we would extend the offer to all our tenants, but I would expect it to get the most play amongst the students .... though I do have a tenant who rents on of our storage spaces now as he is recently divorced and has downsized from a house.I'm sure I'll come up with more ideas as I carry the idea around, but this is what I have to-date.BTW:  Nothing wrong with public schooling ... that pretty much all we have here.

We are also working on new arrangements with a startup car-share; for electronic parking passes; discounts at neighbourhood restaurants; and a reduced rental rate on self-storage during the summer months for our student tenants.As @John K alluded with his fridge magnets, we provide all tenants with the following on move-in:a binder containing information on their home: the house rules, manuals for appliances, call lists for service providers, transit schedule, maps showing local amenities, coupons to local businesses;a cleaning caddy with a started supply of cleaning products, a toilet brush in each washroom, and a toilet plunger;an emergency call list velcro'd on the inside of a kitchen cupboard door.
