All that being said, it might not be worth the cost of putting in parking, just be aware on the front end that you’re reducing your end buyer/rental pool by not having it. 

The tenants were more interested in that than turning on the already-installed alarm system because there was no monthly cost.

The last deal I did like this, I bought a $145K home with about $10,000 out of pocket for repairs & closing costs

They may cost more upfront, and require more work, but you'll see higher returns long term.

There are a few more “big ticket” items that need to be considered (Minisplits & landscaping) but most of the major costs have already been accounted for on this property.We currently have a 30 year conventional mortgage with a 7.125% rate on a purchase price of $750k. 

It saved my quite a bit on interest costs.

For your first BRRRR, plan for extra in your rehab budget—unexpected costs happen.

Good suggestions above.I would research the labor cost of a total resanding and recoating.
