With the addition of the "KC Tenants" terror group, and the city council seemingly bowing to most of what they are asking for, long term rentals in KCMO has become very messy.

This effect is compounded with each year of growth, even if you assume equal rent growths in both markets (which is not realistic, and was my original point).

@Nick Bowes I agree with @Ozzy Sirimsi I have properties with those numbers in my portfolio but they required quite a bit of work and specialized skill to acquire, rehab, and now manage.

It would be no less than a grave oversight to focus on oil rather than how oil is a compounder with this virus.

I gave a flippant answer to them not you.  .But I didn't need to ;)Compound interest isn't an all or nothing game. 

Buy a good enough deal and it' work better than what you're planning since you won't need to reset your primary mortgage and restart the compound interest.
