I don't have a lot of cash to spare but do want to take advantage of the dip as much as I can. 

When House A comes open, put the spare lock set on and keep the lock set for the next vacancy.

I believe there are guidelines in place for homes that cannot be occupied by the owner due to hazardous conditions.Theoretically, the costs of ownership in the first year (and subsequent years) are covered by renting out the spare units.

I'm looking for some advise - I'll try to keep it simple and spare you the details.

The downside of taking post licensing right now is that I work full time as an engineer and on my spare time I try to lead gen... do you think post licensing outweighs the work I can put in now?

Luckily they have lots of online meetings coming up and many online resources for me to poke around in my spare time, I'm pretty grateful for that. 

I already have bedroom furniture for 2 bedrooms that I like (my BR and one other), so I am thinking I'd have one of my spare bedrooms unfurnished and the other furnished.

It was just the numbers I ran since I currently do not have a lot of spare capital to invest.
